About Trilogy Fuels
Trilogy Fuels is a partnership of entrepreneurs, operators, and experts in fuel supply and trading, convenience store operations, and real estate investments. We pursue opportunities in the fuel supply and convenience store industries and bring together the right partners to create lasting value for real estate investors. Trilogy’s partners own, operate, and provide fuel to more than 70 successful gas station and convenience store locations across the country.
Our fuel stations are backed by Trilogy and its Partners’ guarantees, providing reliable asset management for landlords. We partner with company-vetted operators to manage and develop stores at scale; improve operations and provide accountability; and implement back-office functions, including compliance services and investor relations. Our team works hand-in-hand with our operating partners to care for each store, optimizing store pricing, operations, and fuel supply, and aligning incentives for all stakeholders. We pride ourselves in absolute transparency and integrity at every level of the convenience store transaction.
Our team has helped close over $1 Billion in transactions in various sectors including oil and gas, manufacturing and industrials, and c-stores/gas stations. We are also experts in gas station operations – with experience in opening and managing over 150 convenience stores and gas stations across the U.S. We have personally experienced and seen what works and what doesn’t work, and we know how to operate gas station assets.

The Team
Preston Eldridge, Co-Founder & CEO
Preston is a licensed attorney, seasoned executive, and entrepreneur with high-level experience across venture capital and private equity, corporate transactions and governance, and business operations and strategy. As COO and General Counsel for a private equity company, he helped close over $130M in acquisitions and manage corporate operations for several portfolio manufacturing companies. Preston also has a successful track record with startups, starting and growing his own companies, and helping build a banking technology company to a $30M exit as Chief Compliance Officer and SVP of Operations. Most recently, he served as COO and General Counsel for a company acquiring and managing gas stations and convenience stores across the country. He formerly served as a law clerk for a federal district court judge and as an associate attorney for one of the world’s largest law firms located in Washington, D.C. Preston is a graduate of Davidson College, where he played Division I football, and of the University of Arkansas School of Law, where he graduated summa cum laude and was the Executive Editor of the Arkansas Law Review. He grew up in rural Arkansas and Mississippi, and is the proud father of two rambunctious boys, Thomas (8) and John (6).
Stephen Smith, Co-Founder and COO
Stephen is an expert in gas station and convenience store operations. Over the last four years, Stephen has been involved in sourcing, acquiring, opening, and operating over 150 gas stations in 17 states, working primarily with stores carrying well-known fuel brands such as Phillips 66, Amoco, 76 and BP. He prides himself on his familiarity and direct involvement in the day to day operations of stores. Stephen’s experience extends to everything from working the cash register, to ordering and staging inventory, to managing a workforce of hundreds across the country, to negotiating and overseeing multi-million dollar contracts with gas station vendors. He has been personally responsible for nearly all aspects of purchasing, opening, renovating and operating stores. Prior to becoming involved in the gas station industry, Stephen spent 10 years in management of high-end restaurants, where he learned the value of customer service. Stephen is a native of North Little Rock, Arkansas and is the proud father and breeder of the cutest french bulldogs west of the Mississippi.
Blaine Brogdon, President of Finance & Acquisitions
Blaine manages Trilogy’s acquisitions and directs its portfolio strategy, development, and execution, playing an instrumental role in Trilogy’s success since its founding. Blaine brings expertise in portfolio and transaction valuation; real estate and energy markets; and deal negotiation and execution. Prior to Trilogy, Blaine served as the Head of Real Estate and Trading for a mid-size startup gas station/c-store company, implementing its aggressive growth strategy and leading the refined-products trading desk for the firm. Prior to real estate, he served as a Business and Risk Specialist for Truist Financial in their property and casualty insurance business. The majority of Blaine’s career has been in the fuel and energy industry, specifically in supply & trading, refining, and midstream. Blaine served as a Business Development Rep for Buckeye Partners, where he led to fruition the South Texas Gateway Terminal, a $1.1 billion facility in Ingleside, TX, and led the expansion of Buckeye’s gasoline blending book. Prior to Buckeye, Blaine was the Crude Supply and Trading senior analyst for Phillips 66, managing a team that supported trading, short- and mid-term strategy, and capital project development, including the $3.7 billion Dakota Access Pipeline. Blaine joined Phillips in their Trader Development Program after graduating from the University of Oklahoma in 2012 with degrees in Accounting, Finance, and Energy Management.
